History of Lakewood Ranch

Lakewood Ranch was started in 1995 by Pat Neal, who has a passion for creating communities. In fact, the land for Lakewood Ranch was purchased from the New York Yankees! The land was originally called Piney Ranch, but the name was changed in a contest held by The Bradenton Herald newspaper. The winner of the contest came up with the name Lakewood Ranch.

The first residents arrived in 1996, and as of 2016 over 31,000 people make their home there. There are still many lots available for building homes on, including homesites overlooking lakes or waterways. For those who like to be near nature and enjoy outdoor activities such as golfing or tennis, Lakewood ranch is a perfect fit.

Lakewood Ranch is a planned residential community in Manatee County, Florida, located east of the Interstate 75 and just north of the city of Sarasota. According to the Lakewood Ranch website, it is the largest green-certified community in the United States. This 8,500-acre master-planned development has a variety of housing options and amenities to meet the needs of retirees, families, and singles alike. Lakewood Ranch has been named as one of America's Top 50 Master Planned Communities by Where to Retire magazine.

Planning for Lakewood Ranch began in 1987 with an investment group called Schroeder-Manatee Ranch (SMR). The initial plan was to develop 4,500 acres of land into a new town called “Schroeder-Manatee” but after a 1990 merger with Lema Construction Company SMR decided that this new community should be built around “the best people” instead of “the best place.” Schroeder-Manatee Ranch was rebranded as Lakewood Ranch and became known for being home to some of Florida's most prominent business leaders.

How to get to Lakewood Ranch

Lakewood Ranch is a great place to live and work, but it can be very difficult to navigate if you're from out of town. In this article, I'll give you some tips for getting to Lakewood Ranch from the South and North.

From the south, it's best to take I-75 north to exit 213. From there, you'll head east on University Parkway for about 8 miles. The main entrance of Lakewood Ranch will be on your left.

From the north, take I-75 south to exit 217 onto S.R. 64 (also called Manatee Avenue). Turn left onto S.R. 64 (Manatee Avenue) and drive 1 mile until you reach Lakewood Ranch Boulevard. Turn right onto Lakewood Ranch Boulevard and drive 3 miles until you see the main entrance of Lakewood Ranch on your right.

The Lakewood Ranch community spans more than 8,500 acres and is located in the East Manatee County, Florida. In order to get to Lakewood Ranch you will need to travel on I-75. If you are travelling from North or South of the Sarasota area, you can either exit at University Parkway or SR-70 and head East. The Lakewood Ranch main street is located off University parkway just before the I-75 overpass bridge. If you are traveling from the North on I-75 you can also exit at SR 70 head West to Cattlemen Road, then South to Lakewood Ranch main street and turn right.

Rules in Lakewood Ranch

There are many rules for this community but here are some of them:1) You may not have a recreational vehicle parked in your driveway for longer than 24 hours at a time; 2) No more than two dogs or cats or other pet animals are allowed per household; 3) No clotheslines may be used to dry clothes and towels outdoors; 4) No exterior storage of furniture or appliances is permitted on any property within Lakewood Ranch, including the patio, balcony, carport or garage area; 5) All fences, walls and hedges must be approved by the Architectural Review Committee prior to installation; 6) All swimming pools must be enclosed with a fence that is approved by the Architectural Review Committee and meets all county, state and federal laws and regulations; 7) Your front yard must be landscaped with grass and groundcover plants. The backyard may be planted with grass or groundcover, or you can cover it with wood chips or mulch; 8) Swimming pools must meet all county, state and federal laws and regulations.
